Price your Cape Town listings against the market, night by night

Cape Town has 40–47% more Airbnb listings than a year ago, and airport traffic grew 7%. With that much new competition, the price you set for each date decides whether the night sells.

  • A price for every date, with the reason behind it
  • Your competitors' prices and booked nights on Airbnb and Booking.com, read every day
  • Advice only: no access to your Airbnb account, PMS or channel manager

What you get with ADR Pulse

A price for every date, with the why

Raise when most similar listings nearby are already booked, hold when a neighbour's sudden cut looks like a one-off, and discount only when your pace lags and it still pays.

A floor from your real costs

Cleaning, daily running costs, taxes and OTA commission go into a minimum nightly price. We never suggest a price below it.

Airbnb and Booking.com together

Guests compare both, so we read both: open dates, prices and how fast your competitors fill. A browser alert tells you when a date needs a look.

Pricing

Free for 2 months, no card. After that, $15 a month for your first listing + $6.50 for each additional one. Pay 6 months ahead and pay for 5. Pricing details

Changes are year on year. Airbtics: listings as of Aug 2026, other figures Sep 2025 – Aug 2026 (occupancy is a median, rate is an average), updated Oct 16, 2026 (source). AirROI: listings as of Sep 2026, other figures Oct 2025 – Sep 2026 (occupancy is the share of open nights booked, rate is per booked night) (source).

Both sources see supply jumping and disagree on almost everything else, from occupancy (66% or 44%) to whether revenue per listing rose or fell. A city average won't price your listing, which is why we compare you with the listings next to yours.

Cape Town International Airport handled 3.3 million international and 7.8 million domestic passengers in 2025, both up 7% (Wesgro, via Cape Argus). Listings grew about six times faster. Demand peaks in February and is weakest in June (Airbtics).

Where guests want to stay

AirROI's guest-appeal list starts with the V&A Waterfront, Camps Bay and Bo-Kaap, followed by Clifton, Green Point, Constantia and Sea Point. It reflects what guests look for, not earnings.

How we count booked nights and occupancy: methodology. ADR Pulse started in Bali, where we read the calendars of about 4,900 villas every day.
