The service

ADR Pulse is a market radar and dynamic pricing tool for short-term rental villa managers. We track publicly available prices from competitors you point us to and send you pricing alerts and recommendations.

Free pilot and pricing

ADR Pulse is free for 2 months as part of our Bali pilot, with no credit card required. After the pilot the subscription is $15 a month for your first property plus $6.50 a month for each additional one, billed monthly in advance (see Pricing). You can cancel at any time; refunds are described in our Refund Policy.

No guaranteed outcomes

Our alerts and price recommendations are advisory only. We don't guarantee any specific revenue, occupancy, or booking outcome. You remain solely responsible for the pricing decisions you make on your own listings.

Data accuracy

Competitor prices and availability are gathered through automated, publicly-accessible reads of Airbnb and Booking.com listings. This data can occasionally be delayed, incomplete, or inaccurate, and we don't guarantee its completeness.

Acceptable use

You may only submit a listing URL for a property you manage or represent, and competitor URLs for publicly available listings. Please don't use ADR Pulse to submit URLs you don't have a legitimate business reason to track.

Changes and availability

As an early-stage pilot product, we may change, suspend, or discontinue any part of the service at any time.

Ending your use of ADR Pulse

You can stop using the service and request deletion of your data at any time. See our Privacy Policy.

Governing law

Our corporate structure is still being finalized (company registration in Portugal is planned). Governing law and jurisdiction will be specified here once that's complete.
