Who operates ADR Pulse

ADR Pulse is currently operated by its founder directly, on a pre-incorporation basis. Company registration in Portugal is planned but not yet complete. Once incorporated, this page will be updated with the registered entity's details.

What we collect

When you sign up, we collect: your manager name, WhatsApp number, and (optionally, at your own pace) your villa listing link(s), competitor links, and cost/pricing inputs. All of this is provided voluntarily through our sign-up form.

We do not collect guest data, payment card details, or request access to your booking system or PMS.

Competitor pricing data

To power Market Radar, we also read publicly available prices and availability from Airbnb and Booking.com listings you point us to (your own listing and hand-picked competitors). This is public market data about listings, not personal data about you.

Why we collect it

Legal basis: your explicit consent, given via the checkbox on our sign-up form. Purpose: to calculate and deliver pricing alerts and recommendations for your villa.

Where your data is stored

Our servers are hosted with Selectel, in Russia. If you are located in the EU/EEA, this means your personal data is transferred outside the EEA. We are in the process of finalizing our corporate structure and appropriate data-transfer safeguards. If you have questions about this before signing up, contact us (see below).

How long we keep it

Raw scraped market data (competitor prices/availability): deleted automatically after 90 days.
Booking-depth history (used to estimate market occupancy): deleted automatically after 400 days.
Your account data (name, WhatsApp number, listing links): kept until you delete your account. After you delete it, we keep it for 30 days so you can restore the account, then erase it.

Your rights

You can delete your account and all associated data at any time in your account settings, or ask us on WhatsApp (see contact below). When you delete it yourself, we sign you out and disconnect any channel manager right away, and erase the rest after 30 days; log in before then to restore it. If you ask us to delete everything immediately, we will and confirm once it's done.
