Pick an area and the number of bedrooms. You'll see a yearly gross revenue range from nights that similar villas actually sold, not from asking prices.
We read the calendars of Bali listings every day and count a night as sold when it goes from open to booked at a known price. Host blocks are left out where we can tell them apart.
For each month: share of nights sold × average sold price × days in the month. The yearly figure is the average month over the months we have, times 365.
Low end: the slowest month we measured, as if the whole year were like it. High end: the busiest month. While we have fewer than 12 months, both ends move out by 3% for each month we haven't seen.
Villas and homes with the same number of bedrooms in the area you chose (5+ bedrooms grouped together). We only publish a group when it has at least 10 villas; otherwise we say which wider group we used.

It depends on the area and size. Pick both above: the estimator shows a yearly gross revenue range from nights that similar villas actually sold, and the months the numbers come from.
No. It is gross booking revenue before platform fees, Indonesian taxes, management fees, staff and running costs. It is not a promise of what your villa will earn.
We started measuring in August 2026, so we don't have all 12 months yet. Instead of guessing the missing season, we widen the range and show the months we used.
